Unable to Choose Essbase Component Option, it is Grayed Out on the Apply Maintenance Installation screen (Doc ID 2317203.1)

Symptoms

When trying to perform a maintenance install of Essbase from 11.1.2.3.x to 11.1.2.4 , the Essbase component option is grayed out.  Getting below error when trying to choose Essbase component:

"EPMINS-01048: Cannot install a selected component. See the Troubleshooting Guide for more information.
Status: EPMINS-01016: Cannot install the selected component. Click Help to see possible reasons."
