Opatch Ouput Error "is Not OUI Based Home" and "OPatch failed with error code = 73" (Doc ID 1450850.1)

Goal

Following issues were seeing running optach command with OIM:

 

1.)

The Oracle Home C:\Oracle\MIDDLE~1 is not the OUI based home.

Please give proper Oracle Home.

OPatch retruns with error code = 1

2.)

"OPatch failed with error code = 73"

Possible causes are:
  Oracle Home dir. path does not exist in Central Inventory
  Oracle Home is a symbolic link
  Oracle Home inventory is corrupted
