Tuxedo 12.1.1.0 RP installation Failed With " Must Specify The Correct TUXDIR" (Doc ID 2226864.1)

Symptoms

When installing Tuxedo 12.1.1 RP080, installation fails with following message:

$ ./install
Installing server and client files...
Enter owner for patch files:
tuxedo
Enter group for patch files:
tuxedo
DIR=/opt/tuxedo/downloads
rpreleasenote = Oracle Enterprise Linux Server (x86_64) x86 for AMD64, 64bits Tuxedo
portreleasenotes= Oracle Enterprise Linux Server (x86_64) x86 for AMD64, 64bits Tuxedo
Must specify the correct TUXDIR :(,/apps/tuxedo/tuxedo12.1.1.0.RP080)
