OAC: Creation of a Data Set on a Fusion Applications OTBI Datasource Fails With Memory Allocation Failure Error

Intermittently, a user creating a Data Set on a Fusion Applications / OTBI Cloud Service data source will encounter the following error when clicking on Preview Data:-

It looks like we did something wrong. Please try again, but if the problem persists know that we are trying hard to make the product perfect.
[nQSError: 43119] Query Failed:
[nQSError: 46155] Memory allocation failure: Could not allocate 262144 bytes. (HY000)
Alternatively, one of the following errors may be encountered due to the OBIS server crashing:-
State: HY000. Code: 10058. [NQODBC] [SQL_STATE: HY000] [nQSError: 10058] A general error has occurred.
State: HY000. Code: 12010. [nQSError: 12010] Communication error connecting to remote end point: address = <server>; port = <port>. (HY000)
State: 08004. Code: 10092. [NQODBC] [SQL_STATE: 08004] [nQSError: 10092] The Oracle BI Server is not currently running.
State: HY000. Code: 12008. [nQSError: 12008] Unable to connect to port <port> on machine <server>. (HY000)
This issue is generally encountered when a large number of attribute columns (for example, columns like Description / Meaning / Status etc.) are selected from a Fusion Applications-OTBI subject area.
