PRM - Error during the creation of Partner

I am facing two kind of errors when I created a partner:

1)When I create a partner and try to « save and close » there is an error message of another user locking the record.
2)After the « validate address » I need to refresh the page in order to see the correct values and save the correct values. If you don’t do this refresh you see wrong values and, it seems, you can also send wrong notifications.
