Unable to Unzip Patch Downloaded via My Oracle Support

You have downloaded a patch via My Oracle Support and are unable to unzip the file on your server in the directory you have selected. When trying to unzip the file you are getting the following error messages:

End-of-central-directory signature not found. Either this file is not a zipfile, or it constitutes one disk of a multi-part archive. In the latter case the central directory and zip file comment will be found on the last disk(s) of this archive.
unzip:  cannot find zip file directory in one of filename.zip or filename.zip.zip,
           and cannot find filename.zip.ZIP,period.

Where filename is the patch name.
