How do I set up a non cummulative Variable Rent in Property Manager with an annual maximum rent?

For example a lease with an annual cap:

1.  January   - 100K
2.  February - 150K
3.  March     - 100K, but PN should only bill $50K because it has reached the annual cap of $300K.
4.  April        - 300K, but PN should bill zero since the annual cap was reached in March.
