RW-00022: Unable to Create Directory with Proper Privileges (Doc ID 406331.1)

Symptoms

When doing a fresh install of Oracle Applications 11.5.10.2,
the following error occurs.

ERROR
There was an error while running the command - su oracle -c mkdir -p
/export/home1/u01/<database>/9.2.0/appsutil/out/<SID>_ /templbac
mkdir: "/templbac": Permission denied
RW-00022: Error: - Unable to create directory with proper privileges:
Database Install Out Directory
Mount Point = /export/home1/u01/<database>/9.2.0/appsutil/out/<SID>_ /templbac
Database System File Directory Created Successfully
Mount Point = /export/home1/u01/visdata
...
...
There was an error while running the command - su applmgr -c mkdir -p
/export/home4/u04/visappl/admin/<SID>_ /log
mkdir: "/log": Permission denied
RW-00022: Error: - Unable to create directory with proper privileges:
APPL_TOP admin Install Log Directory
Mount Point = /export/home4/u04/visappl/admin/<SID>_ /log

STEPS
The issue can be reproduced at will with the following steps:
1. Run the Rapid Install
