ERE: Security Deposits Validation Does Not Allow Negative Values In Certain Scenarios

On a payable lease you could have the following scenario:
1. The security deposit is created in REM using the "PAYMENT" type for month 1 total of $200, at the same type you have a base rent for month 1 total $1000. When you push this transaction to PS Payables only one voucher is created for a total of $1200 RENT (Money goes to the same Landlord, and same date).
2. When the lease "expires" the landlord checks the premises and if no issues are found he proceeds to reimburse the tenant for the amount paid for security deposit (the amount that was paid along with the first month of rent). At this point you do a journal entry in the system for the check that corresponds to the security deposit. YOU ALSO NEED TO GO TO REM AND MAKE NOTE OF THAT CHECK, this is when you go to REM and create a security deposit using the "PREPAID" type and enter a negative amount. This is where the bug is because REM doesn't allow you to enter a negative amount. This is not an actual "REFUND", but it has to be entered in the system.
3. REM always tries to balance positive and negative amounts within the same TYPE, and not between types. This is the functionality that needs to be fixed. Not asking for a new menu to enter Security deposits on Payable Leases.
