Getting an error when navigating to the Edit Email view for a Email treatment.

Issue is happening for a particular Email Template. Other Email Templates are working just fine. When creating a new Email Treatment, we are able to associate a email treatment just fine in the 'Edit Email' applet of the Email Treatment. However, if users navigate away then back again, they are getting an error and cannot use the CKEditor to do any changes to the email treatment template.

ERROR
-----------------------
The error is just a pop-up dialog box with the error string:

Invalid encoded property set string

STEPS
-----------------------
1. Create a new Treatment Template using the affected html file.
2. Create a new Offer and a new Email Treatment.
3. Navigate to the 'Edit Email' view (CKEditor) and associate the template. This works fine and you can modify the email.
4. Navigate to any other view, then back to the Edit Email view again. Error is thrown.

BUSINESS IMPACT
-----------------------
This is preventing the email treatment from being edited.
